Our Design Studio Selections
Flooring:
Level one hardwood flooring is included with the incentive in the Foyer and Kitchen/Breakfast area. I wanted the larger planks so we upgraded the hardwood to level two. We initially wanted hardwood throughout the entire first floor but due to price we opted to put carpet in the family room and office.  We put hardwood flooring in the following areas on the main level:
  • Foyer
  • Lower Hall
  • Dining Room
  • Living Room
  • Kitchen/Breakfast
We picked level one carpet in the Family room, Office and the entire second floor. We plan on changing out the carpet for hardwood sometime in the future. But for now, we got with the cheapest thing which is free99.
I couldn’t decide on the two colors below. My husband said he preferred the darker floors (on the left) so that is what we went with.

 
In the master bath we upgraded to level two ceramic tile. They aren’t anything special but way better than the standard tile option. We upgrade the shower pan to tile instead of the standard plastic shower pan. We picked a linear listello tile boarder that will be in the shower and around the top of the tub.  We picked a different granite from the one picked for the kitchen. It is gray, white and black with some tan specs. This will contract nicely with the ceramic tile and listello boarders.

For the hall and princess suite bathroom we went with the standard almond tile. We decided that we can update the bathrooms in a few years if we ever wanted to. I’m cool with that.

Cabinets:
We upgraded from standard to level two cabinets in the kitchen and all three bathrooms upstairs. I love the darker espresso cabinetry which are introduced at level two.

Counter tops:
We just went with the standard granite level one options for the kitchen and master bathroom. I wanted to have light granite and dark cabinets. They had a few options that I liked, which worked well with my vision.  The half and princess bath countertops will be the standard cultured marble tops; simple and basic especially for kids.

Lighting:
Standard lighting was fine for us. Lighting is cheap enough to purchase after closing. I didn’t like any of the upgraded options and they were way overpriced. Toll Brothers use Progress Lighting for the lighting options.

Balusters:
Standard wood balusters for the WIN! They will stain the top banister to match our hardwood floors. The baluster will be painted white. We liked the look of the iron balusters but didn’t like the hefty price tag of over $2k. I actually prefer the dark and light contrast. Thanks, but no thanks!
Backsplash:
Toll includes white subway tile for the kitchen backsplash. I really didn’t like the white subway tile for my design so we opted not to get them installed. Backsplashes are easy enough to install after closing. The upgraded backsplash options were way more that I was willing to spend. I’ll just have “my guy” install our backsplash.
Drawer Pulls:
They had about six standard options for drawer pulls. We picked a straight brushed nickel pull that was contemporary enough for my style. We used the same pulls on all the cabinets and drawers throughout the house.
Fireplace Surround/Mantel:
We selected the standard mantel with a black slate granite which was also standard. Here are the standard granite options for the fireplace surround.

Faucet:
We upgraded the faucet in kitchen to one with a longer neck and a single handle.

Season Finale!
The design center selection process was very fun for me. My husband would say otherwise LOL. The first time I visited the design center I took my mom. Her insight helped drive my selections because my husband was NO help! He was there to monitor my spending and veto anything too pricey. I guess that’s fine…. Being able to choose all of the elements of your new home is a blessing and I enjoyed every minute of it.
