Agreement of Sale Structural Options

The model features an alternate master suite and alternate second floor. I fell in love with the large sitting room in the master! Toll offered a set amount of money towards options. I did not include the price of structural options because the price varies depending on community/location.

Below are the options we decided to get with our money:

  • Alternate Master Suite – This option allows you to change the layout of the master suite.
  • Alternate Laundry Location – This option relocates the laundry from the mudroom to the second level hallway. (I currently dread lugging laundry up two flights of stairs.)
  • Alternate Second Floor – This option allows you to change the layout of the second floor.
  • Enhanced Basement – This option removes two beams
  • Palladian Kitchen Addition – This option includes 5’ addition to the rear of kitchen.

We opted not to finish the basement recreation room. We decided to get it finished later, after closing. We don’t have kids (yet) so we have plenty of space in the upper two levels. The recreational room alone was nearly $16k. This price doesn’t include the other rooms in the basement (bedroom, media room or bathroom). Again, we were sticking to a budget. With the incentive money we could have added the recreation room but we thought it was a better idea to put money into the bump outs, alternative master suite and alternative second floor. These options cannot be changed after the house is built.

There are many other structural options to choose from. Toll allows for customizations (within reason). Most of the builders we visited have one floor plan allowing only a few deviations.

  • Sunroom Addition (11’5” X 11/1”) (I provided dimensions because I was confused about the two, sunroom vs. solarium.)
  • Solarium Addition (19’3” X 9’7”)

  • Alternate Family room layout ( you can change the wall where fireplace is displayed)
  • Multi-generational suite addition (this is pretty cool, this options adds a bedroom, full bath and walk-in closet on the first level.)
  • Playroom upstairs ( turns the 2nd bedroom into a loft area)
  • First floor Bedroom in Lieu of Study/flex space (this options also turns the powder room into a full bath on the first level).
  • Finished Recreation Room
  • Full or Half Bath for Finished Lower Level
  • Home Office for Lower Level
  • Wet Bar for Finished Lower Level
  • Media Room for Finished Lower Level

Builder Incentives – Standard Options:

Compared to the other builders in my county, Toll provided an extensive list of included features. Again, this sold me!  Standard options are subject to change at any time. Please note that included features vary based on the community so the prices are not listed.

  • Daylight Basement ( adding a window to basement walls)

Windows & Doors:

  • Upgrade 8’ Wide Garage Door (2)
  • 8’ Wide Designer Garage Door
